Case Study 1:
Let’s take this house at Leslie and York Mills, in North York. The house was on the market for 6 months with one low offer and no other offers after that. The owner, Ari, was very discouraged – it’s not easy to keep your house in perfect condition for 6 months when you have little kids. By the end of the 6 months, he had wished he had taken the low offer since it seemed that no one else wanted his house.
Ari called us in to see our opinion. Our first impression was to remove green carpet from the stairs and entrance, paint the green banister dark brown to match the floors and Stage. Case Study 2:
Let’s take this condo for example at Yonge and the 401 in Toronto. It was listed previously with 3 other agents for a total of 359 days. Once Janine Sheeres from Harvey Kalles Real Estate came on board, she insisted for the owners to make a change, and got them to stage the property with us. Once the property was staged with the right furniture art and accessories, the condo was sold in only 13 days!
This was a relatively large suite, 2 bedrooms plus den and 3 washrooms. The staging cost was only 3200 plus tax.
Think about how much money the owners could have saved in maintenance and mortgage fees over a whole year if they would have staged earlier. By investing in Staging, from our experience, you will sell in at least half the time or sooner, for 6-14% more money. Don’t forget, the longer your property is on the market, the agent usually reduces the price – that’s the first fix. Don’t reduce and relist, Stage and Save!!
Case Study 3:
Let’s take another condo at Yonge and York Mills for example. Before staging, it was on the market for 3 months with no offers, the feedback the agent was getting is that it was dated. The agent, again, Janine Sheeres, from Harvey Kalles Real Estate, was at a loss for words. The building was relatively new but buyers could not see past the furniture that was in the suite. Once we staged the condo, it sold in only 3 Days!! This was in December, when everyone was saying that the market is really slow. So they originally listed in September, it was on the market for 3 months – September, October, November – which were good months for Real Estate – but it did not sell. Once the clients antique furniture was removed and replaced with current furniture, the condo SOLD in 3 Days.

Our services include beautiful furniture and accessories specially picked to perfect your property for showing. By scaling back the furniture, home buyers are able to see the space they are buying and not fixate on the furniture.
Home Staging Package for vacant properties:
We visit your property and do the analysis. We plan in detail all the furniture and accessories needed to prepare your property for showing. We then choose the perfect colour and scale furniture and accessories from our large inventory.
Once we are ready, we come back with it all and set it up. This process takes between 1-2 days to perfect, depending on availability.
For larger homes we recommend to stage the whole property or at least the main floor and the master suite.
For the rest of the rooms, the need to stage will depend on the size, view, and shape of the rooms. Smaller or odd shaped rooms should be staged as it is difficult for buyers to imagine what to do with an odd space. For condos, lofts and smaller houses, we strongly recommend to stage the whole property. You only have 3-6 minute to sell your property. It is best not to give the buyer any doubts about putting in an offer on yours before they leave.
