In this house the living room was ok, but did not have that wow effect buyers want to see. It was clear to me that if they wanted to create a bidding war, they needed to change the living room and a few more things in the house. Needless to say it all paid off. People have a hard time visualizing how big the room is if the wrong furniture is in it, or if there is no furniture at all.

It is important to show furniture in the dining room, but it has to be the right scale and style for the house, and for the room itself. In this case we knew we had to change the dining table, chairs, and light fixture. The wood table in this case was too chunky for the space and was not right for the neighborhood. This paid off for them big time, as they got 50,000 more than they anticipated.

The agent hired us for this one, she knew if she gets the house staged, they will more likely get a bidding war going and get more money. This house was on the market a year ago and did not sell. This time after staging, it sold in a week, for 52,000 over asking price.

When it comes to looks, Dining rooms are so important. When you get the right furniture, art, and accessories in the dining room, it sheds a whole new light on the house. As you can see, the new furniture makes the house look new, which is what buyers are willing to pay more money for.

Nice bedding and the right art, are key to making a bedroom look great. Just having a bed in the room is just not good enough if you want to get a really good price for your house. Buyers want to fall in love and live YOUR lifestyle. If your lifestyle is not appealing to them they will not pay as much for your house. In this house the family room was used as the living room, while the living room was used as the play room. Great for living NOT for selling. We wanted to show an eating area in the family room giving the house another functional room. Home owner was a bit skeptical, but once the house was sold, 53,000 over asking price… It was quite clear. This was certainly one of the reasons it was so desirable.

This is a loft where the living space had really high ceiling, while the bedrooms had divided ceiling heights, totaling 6’ in each floor. Once we staged the loft, it sold in 6 days with not one comment on the low ceiling. as you can imagine… we did not raise the ceiling. Just showed the potential of a fabulous lifestyle.
